If you are selling your
property in Algarve, you should always aim to sell it quickly. As always,
when listing a property for sale to the market, you as a seller would only relax
when a right and secured buyer comes along and finally gets into a transaction
to buy your property. In these times when the global real estate industry is in
a slump, you should be more strategic to quickly sell your
property in Algarve.
In a buyer?s market people are taking more time to decide
on which home they want because thee are so many excellent choices out there. It
is much easier to get a good property deal today that there were in the glory
days of the real estate boon. So with all of these obstacles in front of a
person selling their home, what steps can they take to sell their home faster?
1. Make a property inspection. Home inspections would
enable you to determine repair problems that may be present. In the long run,
you should realize that spending on repair can be far less than possible loss
incurrence. For example, if it would cost you 5,000 Euros to repair roof, that
would be much better than discounting a total of 10,000 Euros from the property
price.
Now, if your intent is to buy a higher-priced home, the
scenario is even more dramatic. Suppose you want to trade-up to a home that
would cost 240,000 Euros right now. You decide to wait, because even thought you
could do it, you hate the idea of selling your current home at a loss. Four
years later you sell it for 192,000 Euros - but now the nicer home costs 288,000
Euros. You got 32,000 Euros more by waiting to sell your home, but then you had
to pay 48,000 Euros more. You seem to be 16,000 Euros further behind.
What is missing here is one of the many complications that
make these decisions so difficult. Specifically, the examples above do not take
into account the difference in payments. In the first case, you paid 253 Euros
more each month on the larger mortgage because you waited (assuming the mortgage
is 90% of the value in either case) - 11,000 Euros more over those 48 months. So
your real cost for waiting is 35,000 Euros (11,000 Euros plus 24,000 Euros),
which is 3,000 Euros more than the 32,000 Euros you gained. Now it looks like
you shouldn't wait (especially when you consider the lower monthly costs for
taxes and utilities on the smaller home).
Get rid of any clutter that is in the house. Only keep the
essential furniture to display the purpose of a room. Rent a storage unit for
anything that is not needed in the home. Also, remove any personal pictures and
similar items. The idea is to sell the house to a person for their
family, not sell your family's home to a person.
But it get's more complicated, even if we don't consider
things like property taxes, real estate sales commissions, and the annual
personal value you place on being in a nicer home. That is because there will be
yet a larger mortgage on the nicer home if you wait those four years. In fact,
for as long as you live in it, you will be paying 3,336 Euros more per year than
if you bought it when it was 240,000 Euros (again assuming the mortgage is 90%
of the value in either case).
The most important thing to remember in order to sell your
house quickly is to be aggressive. Follow up with you agent to make sure they
are doing everything possible to sell your house. Pay attention to what houses
has been sold and how much they are selling for in your neighborhood. And keep
your house clean at all times. You only get one first impression with people and
